Buying a Property in Cold Weather With a Central AC Unit?
Submitted by HankJaworowski on February 15, 2010 - 2:16pm.
If the outside temperature is below 60 degrees fahrenheit we are not able to test a central AC unit because the condenser will burn out. Therefore we strongly suggest you test the AC unit during the final walk through (if the temperature is warm enough). If you feel the temperature will not be warm enough at closing than add a rider to the contract that money will be held in escrow until the AC unit can be tested in warmer weather. ![]() Member of Practicing Institute of Engineers
